Getting your new home and especially watching it being built is probably one of the greatest feelings of accomplishment in life. It also can be one of the most nerve racking experiences in your life depending on the contractor that is building your home. They can turn your dream home in to a nightmare.

Below are three tips you might want to remember before deciding on a contractor to build your dream home. You will see a lot of contractors offering these examples below and even though some could be honest you still should read the fine print before you sign anything...

- First - Read all contracts carefully. You might even want to go as far as to have a lawyer read them. In the fine print they sometimes state, that do to unforeseen prices changes or weather conditions etc... that the material prices and labor prices are subject to CHANGE. Oddly enough they almost always due and not for the better they almost always go up. I have never heard of a situation where prices went down and the contractor came back to you and said that your home is going to be cheaper. Look for a contractor that has set prices and will not fluctuate to better his revenue at your cost...

- Second - Don't get drawn in by great promises like 10,000 dollar's of closing if you use us. Once again look at the contract and the numbers thoroughly, they will show you where your getting your discount but they won't show you where they make the difference up. Sometimes in the building cost or the mortgage rate etc....

- Third - Get a second opinion from a separate lender than the one their connected with. In some cases they will only let you use their lender, find out why? Check with the local lender in your area to see if the fees are right and the rate is not to high. You can find them by going to Location and typing in your local zip code. Then contact them and see if they can help they might even know the company you are contracting out to build your home...
